Quantum Capital Funds places its structuring capability at the service of institutional investors, family offices and corporate sponsors, on real estate acquisitions where the difficulty lies less in the asset than in the structure.

Mandate

Making financeable a transaction that was not.


The team acts on acquisitions already identified by a third party but whose financial or legal structure has stalled: an unsuitable holding structure, debt unavailable on the terms anticipated, a timetable incompatible with the vendor's requirements, or unresolved investor coordination.

The group takes the file at whatever stage it stands, rebuilds the financing plan, approaches lenders directly and, where necessary, redefines the architecture of the vehicles. Remuneration is tied to completion of the transaction.

This activity is conducted under strict confidentiality. The transactions referred to below are disclosed with the agreement of the parties, and within the limits they have set.

Debt sourcing

Sourcing and negotiation of senior and mezzanine debt with European banks and alternative lenders, with terms pre-validated before commitment.

Legal architecture

Selection and implementation of holding vehicles, including multi-jurisdictional structures spanning the United Kingdom, France and Luxembourg.

Party coordination

Management of advisers, lenders, co-investors and operators through to signing, and during the implementation phase.

Operator origination

Identification of and negotiation with hotel operators or retail brands able to secure the income stream of the financed asset.

Quantum Capital Funds structured the financing of this landmark hospitality transaction in the 1st arrondissement and introduced Groupe Barrière as the incoming hotel operator. The scheme combines rue Castiglione with an extension on rue du Mont Thabor, steps from place Vendôme, in a mixed configuration of luxury hospitality and high-end retail.

The difficulty lay in the mixed nature of the income and in the absence, at the outset, of a committed hotel operator. The team ran two workstreams in parallel: structuring the acquisition facility, with covenants negotiated directly with lenders, and originating the operator. The operator's signature secured the financing.
